The project

The large white-roofed building at 246 Main Street started life as Lloyd Lumber, a lumber yard and building supply operation with a wide-open warehouse interior. When Lloyd Lumber moved out, the owner needed the building to earn its keep as multi-tenant commercial space. Over roughly twenty years TPS Inc. remodeled the interior tenant by tenant, carving offices, production rooms and support spaces out of the old warehouse as each new occupant signed. Today the building is home to Biomerics, a medical device manufacturer, along with other tenants.

What TPS did

Every conversion followed the same pattern: demolition of what the previous tenant left behind, new metal stud partitions and demising walls, drywall and ceilings, doors and hardware, restrooms, electrical and data distribution, HVAC extensions and finishes, all permitted and inspected with the town. Next door, at the Sippin Energy property, we remodeled the office building to serve as the company’s corporate headquarters, with new finishes and a layout built around how the office actually works.

Why it matters

A building owner who calls the same contractor back for twenty years is the clearest reference we can offer. Converting a former lumber yard into space a medical device manufacturer can occupy is a long way from the original use, and it was done one open-book budget at a time, with a visible contingency for what an older building hides and savings returned to the owner when it did not.
