The project
228 South Main Street is the grocery-anchored shopping plaza on Route 25 in Newtown, built around a Stop & Shop supermarket with a long row of inline retail stores and a second large-format store at the end of the parking field. At 188,000 square feet it is one of the largest retail centers in the Newtown and Danbury area, and the kind of project where the framing and finish trades set the pace for everyone else.
What TPS did
TPS Inc. framed the entire exterior of the plaza, the metal stud and sheathing work that gives the long storefront elevation its shape, and then finished the interior of every retail tenant space. Each tenant came with its own drawings and its own opening date: demising walls, ceilings, drywall and finishes, storefront build-outs and the back-of-house rooms behind them, coordinated with the electrical, plumbing and HVAC trades so each store could open on schedule.
Why it worked
Retail centers are built in waves. The shell goes up first, the anchor opens, and the inline tenants follow one by one. Having the same contractor frame the building and finish the stores meant every tenant fit-out started from walls we had built and systems we understood, which kept the surprises and the schedule under control across a very large building.
