The project
1100 Buckingham Street is a large multi-tenant industrial complex off Route 8 in Watertown, a single-story manufacturing and warehouse building with loading docks, a covered walkway at the office entrance and acres of parking. Buildings like this change tenants every few years, and each new tenant needs the space reworked: offices framed, restrooms added, power and lighting redistributed, floors and ceilings finished. TPS Inc. has been the contractor for that work at 1100 Buckingham Street since 1973.
What TPS did
The first job, in 1973, was a 1,200 square foot fit-out, one of the earliest commercial projects in the company’s history. It was followed by a 10,000 square foot remodel of an existing tenant space, and most recently by a 40,000 square foot fit-out completed in 2023: demolition of the previous layout, metal stud framing of new offices and support rooms, drywall, ceilings, doors and hardware, electrical and data distribution, HVAC extensions, restrooms and finishes, all inside an operating building.
Why it matters
Few contractors can show fifty years of repeat work in the same building. Each fit-out was priced open-book from the tenant’s layout, with a visible contingency for what an older industrial building hides, and each was sequenced so the tenant’s equipment and people moved in on the date they planned. If you are taking space in an existing industrial building in Watertown, Waterbury or along Route 8, this is the kind of work we do every year.
